1) Recordings I heard of my guitar, made by Jim Lindsey and Mickey Adam
2) Tone of guitar
3) Satisfaction with the 1st Mullen I’d gotten
4) History of the guitar
5) And the Highest reccomendation given by Jim Lindsey, who originally owned the guitar and Mickey Adams, who made it his main squeeze for 4 years before letting me have it.

1) Reliability - I want to play it, not keep fixing/adjusting it.

2) Engineering (However, all steels I've seen rate B minus, or lower, in this area.)

3.) Playability and practicality.

I've been told that Fred Justice's guitars are very similar to Ritts. You might want to check them out.

Three things I look for:
1) A business that is still going strong and have young blood, and most likely will be for a long time. (so that it won't be obsolete 5 years after purchase).
2) Co-ped changeability ease and mechanical design, bellcranks and rod hookup.
3) As almost all guitars are great, Weight mostly has become important...I don't worry about Tone as I have played many different axes, once I get my George L in there, I sound the same pretty much on any guitar.
